Palmetto Trade Center is a project located in the Palmetto Commerce Park in North Charleston, South Carolina. There are 2 buildings planned on this 30.65-acre property, building 1 is on the northern half of the site (12 acres) and is a single-loaded speculative distribution / light manufacturing center.

This industrial flex building is 162,000 SF and has a steel structure wrapped with a load bearing tilt-wall concrete panel system with a 45-mil TPO roof. The clear height in the building is 32′ and the columns are spaced at 52’x60′. There are 56 dock doors plus two drive-thru ramped entrances with 6 future drive-thru entrances available. The site can accommodate 264 car parking spaces which will serve 8 separate office entrances for potential tenant separation.
