Greenville Water, Field Operations Facility
Greenville Water needed a new operations facility that could consolidate field operations, fleet maintenance, training, and support services within a constrained and highly visible downtown site. Located directly behind Greenville Water’s headquarters, the project required an operations-driven solution that balanced heavy utility functions with the expectations of an evolving urban neighborhood and gateway into Greenville’s Southside community.
Supporting Utility Operations in a Growing Downtown Environment
The approximately 140,000 SF facility supports the daily operations of the water system, including engineers, meter technicians, field crews, and operations staff. The project includes office space, a training center, warehouse storage for parts and materials, fueling stations, high- and low-bay fleet maintenance areas, and a large operations yard accommodating dump trucks, service vehicles, excavation equipment, and laydown space.
Designing Industrial Function Into an Urban Setting
Because of the site’s downtown location and mixed-use zoning, the project required careful integration of industrial operations into the surrounding community fabric. Instead of designing one large industrial building, the facility was designed in smaller storefront-scale volumes to reflect the rhythm and scale of nearby development.
Many fleet and service functions are concealed within the lower level of an expanded parking structure, while screening elements and thoughtful site planning help maintain a clean and welcoming streetscape.
Safety, durability, operational efficiency, and long-term flexibility were central to the design approach, supporting Greenville Water’s evolving operational needs while creating a facility built to serve the community for decades.
Flexible Space for Training and Community Engagement
In addition to operational functions, the Greenville Water facility includes spaces designed to support training and public engagement. A new 200-person community meeting and training space provides Greenville Water with a flexible venue for staff training, public meetings, and outreach events. The space includes integrated A/V technology and a caterer’s kitchen to support a variety of community and organizational functions. A one-acre public park anchors the site’s most prominent corner and creates a welcoming civic presence along Washington Street.
Landscape features incorporate rainwater collection systems, custom water elements, and symbolic references to the region’s watersheds, reinforcing Greenville Water’s stewardship of local water resources.
