This single-loaded speculative manufacturing/assembly/distribution building is in Clinton, South Carolina and is developed on a 10.89 acre parcel adjacent to I-26 and Hwy 72. The building is 60,000 SF and is expandable up to 100,000 SF total. The steel structure is wrapped with a non-load bearing insulated precast concrete panel system with a 60 mil TPO roof. The clear height in the building is 33’ and the columns are spaced at 50’x50’. There are two dock doors plus a potential for six more at knockout panels; there is also an on-grade drive-thru entrance. There are 19 parking spaces serving the shell phase with a potential to pave up to 80 total spaces. A future office build-out will potentially be as large as 9,500 SF at the southeast corner of the building. Clerestory windows will provide natural light above where racks or equipment would potentially interfere with them. Additional knockouts provide capability to bring in natural light through future windows at ground level.
The construction budget was $2.3 M, including site improvements. Construction began in July of 2018 and was completed in September of 2019.
