Clarius Park Distribution Center is a development of two potential buildings near GSP airport and the inland port in Greer,
South Carolina. Building #1 will be a double-loaded speculative distribution center on the southern side of the 168 acre
industrial park property.
The building is a 549,000 SF steel structure wrapped with a load bearing tilt-wall concrete panel with a 60 mil TPO roof. There is a 518,400 SF expansion to the east planned that will bring the building total to 1,067,400 SF. The clear height in the building is 36’ and the columns are spaced at 54’x50’ with a 75’ deep speed bay along the dock wall. There are 74 dock doors with the potential for a total of 94; additionally, there are four drive-thru ramped entrances. The site can accommodate 144 trailers parked adjacent to the dock area with 134 future trailer spaces. There are 216 car parking spaces in phase I and 129 future spaces planned for phase II. Two separate offce entrances are planned on the west side with two future entrances created with wall knockouts on the east side for potential tenant separation.
The construction cost is budgeted at $21.3 M, including site improvements. Construction began in July of 2019 and is scheduled to be complete in May of 2020.
