McMillan Pazdan Smith designed a four-story, 52,000 SF commercial building on Meeting Street in downtown Charleston, SC for Holder Properties. Located in the flood plain with limited street frontage and a long irregular shape, the lot posed significant challenges for the design team. After a careful analysis of the existing site factors, the team’s design was economically feasible and appropriate to the urban context. The exterior features brick, metal panels and stained wood in a striking design that enhances the character of the streetscape with deep shadows and rich textures. The ground and second floor will be leased to a bank new to Charleston. The tenant wanted a highly recognizable presence and was attracted to the building’s clean design. The building is designed with energy efficient systems and environmentally sensitive materials.
At the ground breaking ceremony, Mayor Joseph P. Riley, Jr., expressed his enthusiasm and excitement to see what he referred to as the “missing tooth” of Meeting Street finally being developed with a “handsome design” that adds appeal to its surroundings.
