A new mixed-use development, led by Charleston-based developer the Beach Company, will complement the growth in Greenville’s North Main area. Comprised of 225 efficiency, one, two and three bedroom apartments and 21,000 SF of retail, the design follows the city’s Stone Avenue Master Plan and incorporates the neighborhood vernacular through the effective use of scale, design styles and materials.
At 4.5 acres, the site required careful consideration of traffic, connectivity, density and mixed use from retail and residential patrons. The retail component will wrap around the Stone at Main intersection, where most of the project’s density will be concentrated.
A four-story building with street-side access will run the length of the main thoroughfare, showcasing large windows and entryways. Simulated natural materials such as brick, hardi board and shake, are similar to those found on surrounding neighborhood homes. Three bedroom flats will take on the appearance of single-family residences, helping ease the transition from commercial to residential. On the Main Street side, residential units will have a more modern design aesthetic.
The project has been well received by the residents of the North Main area. ?Projects of this scale can end up being overwhelmingly massive and almost institutional looking … but they have created something that is actually exciting rather than something that is bland and faceless,? said Bob Bainbridge, president of the North Main Association.
